Final development plan approved for mixed-use, 12-acre site in Jonesville

Alachua County’s Development Review Committee approved on Thursday a revised final development plan for Fletcher Center East, a 12-acre project with a car wash, office space and indoor training facility along Newberry Road in Jonesville.  

Approved unanimously, the project will front Newberry Road and add another development section between the city of Newberry and Gainesville. The site is currently heavily wooded and is across the road from the Campus USA Credit Union building.  

The project went before the Development Review Committee in May 2023 and then in November 2023. Thursday’s approval came without any comment from board members or the public.

The site will hold 13,000 square feet of retail space, a 3,450-square-foot car wash, a 400-square-foot storage building, a 3,400-square-foot office building and a 9,025-square-foot indoor training facility (including batting cages). The infrastructure needed for the project—stormwater basins, roads, sidewalks—will form phase 1 with the different buildings coming after.  

The developer will also need to pay $126,155 in tree mitigation funds.  

County staff said the site plans 26 off-street parking spaces, less than the maximum allowed of 88 spaces.  

The developing company, Fletcher Center West, also owns properties just west of the site where Mi Apa Latin Cafe, Starbucks, Mavis Tires and Brakes, Sherwin-Williams Paint Store and Jonesville Barber Shop is located.

Maybe add the parcel number(s) so it could be found easily on the property appraisers website

$126,555 in tree mitigation funds is patently absurd. The tract is heavily treed. The county should not so easily give away the store. If it costs the developer more to save trees, so be it.

Are we sure it is not another Limerock dig and burn for Cement for Miami? Wait we already have one set of those 100 HUGE Cement trucks running every night, right? They do fix NewBerry Road a lot tho.

Just 126k Tree mitigation. That’s all that green space is worth? What about the intangibles? Habitat loss, loss of biodiversity. Will we leave nothing for all the other inhabitants that make north Gainesville/Jonesville so special. So much for being city of trees. Do we really need those facilities out there and more traffic?

Exactly how about a wildlife mitigation fund. Every time one of these goes up so does the road kill on the side of the road. Mitigate that!

Besides, in my opinion (which obviously counts for nothing), I do not believe that we really need “13,000 square feet of retail space, a 3,450-square-foot car wash, a 400-square-foot storage building, a 3,400-square-foot office building and a 9,025-square-foot indoor training facility (including batting cages).” How does that stuff contribute to the betterment of humanity . . . other than someone making a helluva lot of money?

Developments in unincorporated Alachua County go to the Development Review Committee and then the Board of County Commissioners. Both of these meetings are where the public can go to voice their concerns over development. Going to the Board meeting is more effective
