A Texas land development company recently purchased 274± acres in Newberry.

According to a Colliers’ GNV Commercial Advisory Team press release, Colliers facilitated the sale of 274± acres in Newberry, located off 21236 W. Newbery Rd.

The sale, executed on behalf of Glaeser Tract Investment, LLC, went to the buyer, HCNB SAPP, LLC, located in Southlake, Texas, and was closed the first week of May, according to Colliers’ client service specialist Debbie Wilkinson in an email.

“HCNB SAPP, LLC, a land acquisition and development company, has expanded its footprint into the Florida market with this strategic acquisition. While specific development plans for the tract remain undisclosed, the transaction underscores the enduring appeal of Florida’s real estate landscape to investors nationwide,” the press release stated.

“This sale marks a pivotal moment in the evolution of Newberry’s real estate market,” said Rory Causseaux, lead agent at Colliers, in the press release. “The significant interest from a respected land development company like HCNB SAPP, LLC, underscores the intrinsic value of this parcel and the potential it holds for future development initiatives.”

This is interesting. I wonder who owns that company?

The business info on it indicates it has been registered since October 2023 and is a foreign limited liability company with offices just outside of DFW International Airport.

Foreign in the legal wording for an LLC that is not based in the State they are incorporated in. Like all companies incorporate out of Delaware. He is, however hiding who his investors really are. You can see how many large scale ventures similar to this are taking place all over the US. Hemanth Golla of High Circle Ventures – Dallas-Fort Worth suburb of Southlake construction on the 42-acre project. HCV also expanded from its original core of about a dozen friends and family to a broader network of 700+ accredited investors, and is working to expand access to include Canadian investors. There is no real article to be found on this man, just his paid advertising for his High Circle Venture. Should be interesting if they bring in their own workers or pay locals to build.
